The San Gabriel single family home market showed strong momentum heading into spring 2026, with days on market declining steadily from 44 days in January to just 31 days in March — a sign of increasing buyer demand as the spring season picks up. Real estate tends to be slow going into Q4 and Q1, and picks up starting in Q2, which is what we’re seeing here. Median prices held firmly above $1.3M in both February and March, reflecting San Gabriel's premium positioning relative to neighboring Alhambra. One of the most common questions I get from buyers is how San Gabriel compares to neighboring Alhambra. Here's the honest breakdown:
Price: San Gabriel typically commands a premium over Alhambra, and a large part of this is due to the property type mix. Single family homes are much higher priced than condos/townhomes, thus, fewer condos/townhomes = generally more expensive. San Gabriel also has closer proximity to San Marino and other highly desirable northern neighborhoods of the San Gabriel Valley area. In Q1 2026, San Gabriel SFR median prices ran approximately $175,000–$200,000 higher than comparable Alhambra homes. Price per square foot in San Gabriel ($757–$771) also runs meaningfully higher than Alhambra ($631–$730).
School Districts: This is the key differentiator for many buyers. San Gabriel falls under San Gabriel Unified School District, while Alhambra falls under Alhambra Unified School District. Both are well-regarded, but buyers with school-age children should research individual schools carefully as attendance boundaries vary by address. San Gabriel Unified is a smaller school district with fewer students, serving only the city of San Gabriel, while Alhambra Unified School District serves more cities (like Monterey Park and Montebello) and has a significantly larger student and faculty population. Worth noting that "San Gabriel High School” is part of the Alhambra Unified School District, while the San Gabriel Unified school district has “Gabrielino High School” as its designated high school.
Character: San Gabriel has a slightly quieter, more residential feel with stronger owner-occupancy rates. Alhambra has more commercial activity along its main corridors and a more urban energy, particularly around Main Street and Valley Boulevard. San Gabriel has a higher property mix of single family homes, less multi-family and condos/townhomes. Alhambra, on the other hand, will have higher density areas and more concentrated commercial segments.
Commute: Both cities offer similar access to the 10 freeway. San Gabriel's location is slightly more central for access to the 60 as well.
Bottom line: If budget allows, San Gabriel's quieter streets and strong community character make it worth the premium for many buyers. Alhambra offers more inventory and slightly more accessible price points for first-time buyers and those looking for attached housing. San Gabriel is a bit more suburban, versus Alhambra, which is slightly more urban.

It’s worth noting that there are MANY cities in Los Angeles County that are considered “Unincorporated”, and receive all of its public services on the Los Angeles County level, like county police, instead of their own city police. No — and this is a common point of confusion. The City of San Gabriel is a specific incorporated municipality with its own city government, police department, and school district. The San Gabriel Valley (SGV) is a much larger geographic region that encompasses dozens of cities including Alhambra, Arcadia, Pasadena, Monterey Park, Rosemead, Temple City, and many others. San Gabriel, the city, happens to be located within the San Gabriel Valley region, but they are not the same thing. Where is San Gabriel, CA Located?
San Gabriel is located in the western portion of the San Gabriel Valley, approximately 9 miles east of Downtown Los Angeles. The city is bordered by Alhambra to the west, San Marino to the northwest, Arcadia to the east, Temple City to the north, and Rosemead to the south. It sits just south of the 10 freeway, which provides direct access to Downtown Los Angeles and the westside of Los Angeles.

San Gabriel is primarily served by the San Gabriel Unified School District (SGUSD), a well-regarded K–12 district rated A overall by Niche. The district is relatively compact, serving most of San Gabriel along with portions of Rosemead, East San Gabriel, and Temple City — with one middle school and one high school at its core. Gabrielino High School is SGUSD's flagship high school and a fellow recipient of the 2026 California Exemplary Arts Education Award. As noted elsewhere on this page, Gabrielino — not San Gabriel High School — is the correct high school for San Gabriel Unified students. San Gabriel High School is actually part of the neighboring Alhambra Unified School District, which is a common source of confusion for buyers new to the area.

A small portion of southern San Gabriel neighborhoods fall under the Garvey Unified School District rather than SGUSD. Additionally, buyers purchasing on the northernmost streets near the San Marino border should always verify school district assignment directly — district boundaries don't always follow city lines exactly. Lots tend to be larger, streets are quieter, and the overall character is the most upscale in the city. Washington Elementary, one of the district's most sought-after elementary schools, is located here on N. San Marino Ave. For buyers who want the most prestigious address within San Gabriel's price range, this is it — though pricing reflects that premium. Central San Gabriel / Mission District
The cultural and historic heart of the city, anchored by the San Gabriel Mission (founded 1771) and the Valley Blvd and Las Tunas Drive dining corridors. This area offers the highest walkability in San Gabriel and the most direct access to the city's famous food scene. You'll find a mix of mid-century architecture and character homes on established residential streets. East San Gabriel

However, expect to pay around $100K - 200K premium for this location. For buyers who want to be in the cultural heart of the SGV with world-class dining at their doorstep, the Mission District area delivers something no other city in the SGV quite replicates.
